Getting Started

LIHTC Guide is a resource platform for Low-Income Housing Tax Credit compliance professionals. It brings together income calculators, a searchable document and statute library, reference tables, and AI-assisted document analysis, all in one place.

Several reference tools are available without signing in, but the calculators, bookmarking, and premium resources require an account. Advanced AI features require an active subscription.

Use the links in the masthead at the top of every page: Tools, Documents, and News. The Help link brings you here to the Support Desk at any time.
Tools & Calculators

The income calculators include Paystub, The Work Number, Year-to-Date, Hourly, Salary, Benefits, Asset, National Guard, and Military Pay. You can browse them all from the Tools page.

No. Every calculator is free to use once you are signed in to your account — there is no subscription required for the calculators.

Yes. The calculators generate a printable worksheet showing the inputs and methodology, which you can print or save as a PDF for your tenant file.

The reference tools and income calculators are free with an account. The premium tools (AI document chat and the Bank Statement Analyzer) use AI to analyze documents and require an active subscription.
Household Folio

Household Folio is a workspace for organizing your work by household. You can save calculation results from the tools to a specific household, automatically track total income and assets, keep notes, reopen any calculation back in its tool, and generate a combined PDF of every saved worksheet. Browse it from the Household Folio page.

Household Folio is a subscriber feature. Anyone can preview what it does, but creating households and saving results requires an active subscription. Choose Subscribe from the masthead or see the pricing page to upgrade.

Open Household Folio and click Add Household. Only a household name is required; you can also add a property name, unit number, and number of household members to help you identify and filter it later.

Run any income or asset calculator, then click Save to Household in the results and choose the household. You can also start from a household and use Add Calculation to open a tool with that household pre-selected, so the result saves straight back to it.

Yes. On the household page, each saved result has an Open in calculator action that reloads the calculation back into its tool with every input intact, so you can review or adjust it and save again.

Each saved result records the annual income or asset cash value it produced. The household page sums these into Household Income and Assets totals, and a Calculation Details link breaks each total down by its source.

Yes. Use Generate PDF on the household page to combine every saved worksheet into one document, or use the printer icon on an individual result to print just that one.

Yes. Each household has a Notes section where you can add, edit, and delete timestamped notes to keep a running record alongside the figures.
Documents & Resources

The library includes the LIHTC statutes, HUD guidance, and state-specific guidance (free), along with step-by-step Compliance Guides (premium). Browse everything from the Documents page.

Yes. When viewing a document, use the “Search in document” box in the sidebar to find and jump between matching passages.

Yes. Signed-in users can bookmark individual document sections. Your saved items are available under Your Bookmarks.

On supported documents you can open an AI chat to ask questions and get answers grounded in that document’s content. Document chat is a premium feature.
Subscription & Billing

A subscription unlocks the premium Compliance Guides library and the AI-powered tools (document chat and the Bank Statement Analyzer), plus a higher weekly limit on AI analyses.

Free accounts can run 2 AI analyses per week. Subscribers can run 10 per week.

Choose Subscribe from the masthead or visit the pricing page to see plans and upgrade your account.

You can review your plan and manage billing from your account profile. If you need help, submit a support request.
Account & Access

Open your account profile from the masthead to review and update your details.

No. LIHTC Guide does not use passwords. To sign in, enter your email address on the sign-in page and we will send a secure sign-in link to your inbox. Open that link to access your account.

Because sign-in links are sent to your email, you need access to that inbox to sign in. If you can no longer reach the email address on your account, complete the Lost Account Access form so our staff can investigate and help restore your access.

Some features require you to be signed in, and the AI-powered tools and premium documents require an active subscription. If you believe you should have access, submit a support request.

Sessions stay active for up to 8 hours, and the timer refreshes each time you load a page, so you stay signed in while you are working.
